- Financial Planning and Analysis (FP&A) - develop and oversee annual budgets and rolling forecasts, consolidate and challenge the multi-year business plan for each property prepared with asset and property management, and provide variance analysis against budget, forecast, and prior year with written commentary for management.
- Revenue and Cost Control - provide the financial analysis behind rental pricing, occupancy, and lease incentive decisions taken by the leasing team; prepare the annual service charge reconciliation and recharge to tenants against budgets set with property management; and monitor operating cost, CAPEX, and fit-out and renovation spend against approved budgets, escalating overruns.
- Contract Review and Receivables Control - review vendor and tenant contracts from a financial perspective, including rent indexation, service charge clauses, and security deposits or bank guarantees; assess tenant credit standing before signing; monitor and report arrears and run the dunning process with property management; and quantify and support the settlement of financial claims and disputes.
- Treasury and Cash Flow Management - monitor and manage cash flow to ensure liquidity, prepare short-term and long-term cash forecasts, and manage working capital, including accounts payable and receivable. Manage day-to-day bank relationships, loan drawdowns and repayments, covenant compliance and lender reporting; and prepare refinancing and interest rate and currency hedging proposals for approval under the group's delegation of authority.
- Financial Reporting - prepare statutory financial statements under Czech accounting standards and IFRS reporting packages for group consolidation, meeting both statutory and group reporting deadlines. Ensure the accuracy and completeness of financial records and bookkeeping, and support the annual investment property valuation, including the data provided to the external valuer and the accounting treatment of the valuation result.
- Tax - oversee tax planning and ensure timely and accurate filing of all tax returns, including corporate income tax, VAT on rental income, property tax, and withholding tax. Manage deferred tax arising from investment property, maintain transfer pricing documentation for intragroup transactions where required by law or group policy, and manage the tax position efficiently within the same constraints.
- Compliance and Audit - ensure compliance with applicable accounting, financial, and regulatory requirements; coordinate internal, external, and tax audits, including preparation of audit schedules and responses to findings; and handle information requests from the group and from regulators within the deadlines set.
- Internal Control and Risk Management - design, operate, and monitor internal controls over financial reporting and the finance processes of the business line; perform periodic control self-assessment, report control weaknesses to the General Manager and the Real Estate Finance Director, and track remediation of audit and control findings; identify, quantify, and escalate financial risks; and improve finance processes and workflows, including participation in the group finance system implementation and chart of accounts standardization.
- Ad-hoc Analysis - provide financial analysis to support business decisions, including investment appraisal (NPV, IRR, payback) for capital projects, lease versus sale assessments, and cost-saving initiatives.
- Hotel Business Support - review the hotel operator's reporting against the management agreement, verify operator fees, reimbursements, and FF&E reserve movements, and monitor hotel operating performance against budget, including occupancy, ADR, RevPAR, and GOP.
- Team Leadership - lead and develop the business line finance team, allocate work across statutory, group reporting, audit, and project deadlines, set and review individual objectives, and maintain backup coverage for key positions.
Jaké znalosti a dovednosti byste měl/a mít?
- Education - bachelor's degree in finance, accounting, or a related field. A professional qualification (ACCA, CPA, or CIMA) is preferred, together with working knowledge of both Czech accounting standards and IFRS.
- Experience - minimum of 7-10 years in financial management, including at least 3 years leading a finance team, preferably in commercial real estate and construction. Experience with multi-entity, multi-currency reporting and with statutory audits is required.
- Skills:
- Hands-on experience in a large office leasing business, covering the cost control of tenant fit-out, tenant CAPEX, renovation programs, and construction project budgets, with working knowledge of occupancy, market rent, and yields.
- Familiarity with hotel finance, including hotel management agreements, operator reporting and fee verification, and the standard hotel operating measures.
- Ability to work independently and as part of a team, managing statutory, group reporting, audit, and project deadlines that run in parallel.
- Proficiency in SAP (S/4HANA an advantage), Pohoda, and Microsoft Office, with advanced Excel; experience of an ERP migration or of a reporting tool such as SAP Analytics Cloud or Power BI is an advantage.
- Strong analytical and problem-solving skills, including financial modeling, discounted cash flow analysis, and scenario testing.
- Excellent interpersonal and communication skills, with the ability to explain financial results to non-finance colleagues and to present to the General Manager, the Real Estate Finance Director, and the Board.
- Fluent English for group reporting and Czech for statutory reporting, tax, and audit, both spoken and written.
- Ownership and accountability for deadlines, the ability to work effectively across different corporate cultures and management styles, and the willingness to resolve issues constructively.
